Q: HOW LONG DOES IT TAKE TO BUILD A WALDRON HOME?
A: Six months after the Builder receives the permit.
   
Q: HOW MUCH DEPOSIT DO WE NEED, WHO IS IT PAYABLE TO, AND WHEN MUST WE PROVIDE IT?
A: $2,500 minimum at contract; paid to the real estate company and to be held in escrow.
   
Q: WHAT WARRANTIES COME WITH A WALDRON HOME?
A: Waldron Homes provide a One Year warranty on the home. Additional home warranties are (2) yrs Roof, (5) yrs HVAC Compressor Warranty.
   
Q: WHEN IN THE BUILDING PROCESS DOES THE BUYER SELECT OPTIONAL DESIGN FEATURES?
A: After the contract has been signed, the Buyer is given the opportunity to visit selected vendors. At each selected vendor there is a consultant to assist you in making all of your interior design options.
   
Q: WHAT IS THE PROCESS FOR MAKING INTERIOR SELECTIONS WHEN
BUYING A WALDRON HOME?
A: The Builder meets with the Purchaser shortly after the contract is signed to make interior selections.
   
Q: WHO DOES THE BUYER CALL IF WARRANTY WORK IS NEEDED?
A: A list will be given to the Buyer at the Pre-Closing Walk-Through of specific vendors that have worked on the home. You are then able to call the vendors direct if you have a warranty issue after the closing.
   
Q: WHAT ARE THE BUILDING SPECIFICATIONS OF A WALDRON HOME?
A: Please refer to the Building Specification and Material sheets.
   
Q: WILL WALDRON HOMES CUSTOMIZE AND MAKE CHANGES TO THE PLANS?
A: Waldron Homes is very willing to listen and make changes based on individual needs and wants, providing the following criteria are met: The stage of construction the house is in determines if changes are possible. Also, the community that we’re building in has to approve any design and/or structural changes.
   
Q: CAN WE SELECT OUR HOUSE EXTERIOR COLORS?
A: Yes, if it has not already been ordered, then there are several siding color/brick choices available for selection.
   
Q: WHAT COMES STANDARD WITH EACH WALDRON HOME?
A: Please refer to the specification sheet for the particular development you’re buying in. Many of the models show upgrades that are available for your home, such as hardwood floors, cabinets, and appliance upgrades, along with extended decks, wall paint colors, kitchen and bath fixtures and landscaping.
   
Q: HOW DOES A BUYER START THE CONTRACT PROCESS TO BUY A WALDRON HOME?
A: The on-site agents at The Highlands and Chester Village Green have our builder’s contract available for you to fill out and purchase our homes.

Q: WHAT ARE THE STEPS IN BUILDING A NEW HOME?
A: There are three steps in the process of building a Waldron Home.
   Step 1: Pre-Construction Meeting
   Step 2: Pre-Drywall Frame Walk-Through
   Step 3: Pre-Closing Walk-Through

Q: ARE PETS ALLOWED?
A: Yes, two domesticated pets are allowed; some restrictions apply. You are responsible
for cleaning after your pets.
   
Q: IS THERE AN ASSOCIATION WE MUST BELONG TO?
A: All Waldron Homes projects have a Homeowner’s Association (HOA). Once 80% of the homes are delivered HOA will be turned over to the homeowners. The HOA is responsible for the management, and enforces restrictions.
   
Q: IS LAWN CARE AND MAINTENANCE INCLUDED IN OUR ASSOCIATION FEES?
A: Yes, lawn maintenance is included with association fees. This includes scheduled mowing and leaf clean up.
   
Q: CAN WE FENCE THE YARD?
A: All exterior changes must first be pre-approved by the homeowner’s association.
   
Q: WHAT OTHER ITEMS ARE RESTRICTED BY THE ASSOCIATION?
A: No FOR SALE/FOR RENT signs without the express written permission of the Homeowner’s Association. Motor homes, trailers, boats, etc. are to be kept in the garage, not in the driveways, or common areas, except for repairs. No antennas, except with prior approval of the Homeowner’s Association. No timesharing transient, or hotel uses at any residence. Please read the “Declaration of Covenants and Restrictions” for further clarification.
   
Q: WHAT ARE THE MONTHLY ASSOCIATION FEES?
A: The association fee is presently $200 per month (Single Family Area)
$150 per month (Easy Living Area).
   
Q: WHAT IS THE PROPERTY TAX RATE?
A: The tax rate for 2005 is $1.07 per $100.00.
   
Q: WHAT IS THE SCHOOL DISTRICT FOR THIS DEVELOPMENT?
